Sarasota Snowbird Rentals: When to Book Jan to March
What was still open for January to March 2027 on srq.rentals in late October, what a winter month costs, and how the 13% tax applies to a three-month stay.

If you want February in Sarasota, book it as early as you can. On October 26, 2026, all three homes that take nightly bookings directly on srq.rentals were already unavailable for almost all of February 2027, while each still had open dates in January. If you are starting your search now, January and March are where the openings are.
Three homes is a small sample, but the county numbers point the same way. Visit Sarasota County reported 81.5% lodging occupancy for March 2026 at an average room rate of $402, according to the Observer. For the twelve months from October 2024 to September 2025, occupancy averaged 63.3% at $280.27 a night, per the Visit Sarasota County FY 2025 economic impact report.
What is still open for January to March 2027
We read each home's calendar on srq.rentals on October 26, 2026 and priced the open stretches with the same math our checkout uses: the host's rate, the cleaning fee, and 13% tax on both. Unavailable can mean booked or held by the owner; either way you cannot book those dates.
| Home | Size | Unavailable Jan to Mar 2027 | Open stretch, all in |
|---|---|---|---|
| Peaceful Sarasota Lakefront Retreat | 2 bed, 2 bath, sleeps 5 | January 1 to 5, January 11 to March 8 | One month from March 8 at the $2,000 monthly rate: $2,509 |
| Zarazota (Sarasota, pool, pet friendly) | 3 bed, 2 bath, sleeps 8 | January 1, January 31 to April 10 | 28 nights, January 2 to 30: $6,997 |
| Sand Dollar (Anna Maria Island, pool) | 3 bed, 2 bath, sleeps 8 | January 1, January 27 to February 9, February 11 to March 6, March 20 to 27 | 25 nights, January 2 to 27: $10,023 |
January is the easy month to get. March is mixed: Zarazota is gone, Sand Dollar has a gap from March 6 to 20, and the Lakefront Retreat opens up again on March 8. At a flat $2,000 a month, the Lakefront Retreat is the cheapest way we list to spend March here.
What a winter month costs compared with the fall
Siesta Key condos listed on srq.rentals by local management companies publish seasonal rate tables. In these five, the peak rate runs 1.7 to 2.5 times the fall or late spring rate. You book them on the manager's own site, and the totals below are rent only.
| Condo | Size | Low season | Peak | 28 peak nights, rent only |
|---|---|---|---|---|
| The Inlet 39 | 2 bed, sleeps 4 | $90 a night (August to November) | $195 (February and March) | $5,460 |
| Fishermans Haven 201 | 2 bed, sleeps 4 | $133 (May and June 2027) | $260 (February 2027) | $7,280 |
| Tortuga 203-A | 2 bed, sleeps 4 | $160 (August to November 2026) | $290 to $300 (January and February 2027) | $8,120 to $8,400 |
| Gulf and Bay Club 107D | 2 bed, sleeps 8 | $225 (May to November) | Up to $390 (February) | Up to $10,920 |
| The Terrace 2-1 | 3 bed, sleeps 8 | $200 (June to December) | $500 (January to March) | $14,000 |
Several of these condos only take stays of about a month or longer in season (The Inlet 39 asks for 28 nights, Gulf and Bay Club 27 to 29), so a two-week visit may not fit. More options are on our Siesta Key monthly rentals page.
The 13% tax on a winter stay
Florida taxes rentals of six months or less. In Sarasota County that is 13%: 6% state sales tax, 1% county surtax, and a 6% tourist development tax. It applies to the rent and fees such as cleaning and pet fees, according to the Sarasota County Tax Collector. Manatee County, where Anna Maria Island is, also charges 13% (6% tourist tax plus 7% sales tax), per the Manatee County Tax Collector.
- January 1 to April 1 is 90 nights, well under six months, so the full 13% applies.
- A bona fide written agreement for continuous residence longer than six months is not taxed, per section 212.03, Florida Statutes. A three-month winter stay does not qualify.
- On srq.rentals the tax shows as its own line at checkout. More on how hosts handle it on our tourist tax page.
How to book a winter stay
- Pick your must-have month first. If it is February, start in the spring or summer before; the homes above had lost it by late October.
- Ask hosts for a monthly rate. Over 28 nights or more, a flat monthly price like the Lakefront Retreat's $2,000 costs far less than a nightly rate with a discount.
- Confirm what the price covers: electric, water, internet, pool heat, and parking.
- For condos, ask about association rules before you pay. Some buildings set their own minimum stays; see our HOA and condo rules guide.
- If nothing fits your dates, see our Sarasota snowbird rentals or post a housing request and local hosts can come to you.
